Abbotts Run needs a lot of work. It is very dirty, when my boyfriend moved in we had to mop the floors 3 times before it was clean, his roommate didn't even have a bedroom door, and his room had a broken window. In addition the roach problem is terrible and seems to be a common trend based on other reviews. They made some updates in the clubhouse and other common areas but the units themselves are not great.

The move-in process was great, Mandy was very helpful during the entire application and promptly answered any questions/concerns I had. When I moved in Emmy at the front desk had everything prepared and was incredibly welcoming; the whole process was very streamlined and easy.

Office staff is great and maitnaince staff is awesome. Everyone is professional. Location is good property is clean and amazing.

Do not be like me and waste your time with the office staff. I showed up early for an appointment at 10:00. Was told 3 days ago that there was an available apartment for rent, so I decided to drive and see it. Got the tour, things looked fine. Trash, cigarette butts, etc in breezeway, but something I could consider "the norm" for apartments in the area.

Left to get paperwork, and returned to fill out leasing application. After the application was complete, things became more... transparent that I needed to wait on someone else's application to fall through in order to apply. They told me that the other applicant had until 3:30pm, and if nothing changed, it would be mine. 3:30 came and went, and I heard nothing until after 4:00 when I finally called them and waited on the phone for over 10 minutes until I was finally told that I could complete the application.

All in all, I spent 7 HOURS working with them, time that could have been spent at other locations finding a new home.

After another hour, I complete all the necessary paperwork, and ask when I could move in, and was told it was a week after my anticipated move in date, which was discusses MULTIPLE times.

I explained all of my frustrations to the property manager and leasing agent, who admitted her mistake, however I was denied a refund of my leasing application. How is this right? The manager said she would try to get approval. I was like a puppet for everything they asked/needed all day, and this was how I was repaid.

I guess the staff is too busy listening to Harry Potter music, eating chips and leaving the crumbs all over paperwork and their desk, and talking about the local Domino's wait time to check on important things like MOVE IN DATES!

This place is nasty in every way. Dirty roaches dirty spit outside your door dirty BATHROOM you dont want to shower in. Broken door that had been broken into and never fixed. Dirty to take your $ lived there 4 months and was charged 250 4 full paint and 150 for cleaning. Staff sucks especially jessica the manager. They charge you 4 roach spray water garbage separately. RIP off false advertising the place is nasty. Rent somewhere else.
